GENERAL CONDITIONS OF ENGAGEMENT
1. General
1.1 These terms and conditions apply to the services to be provided by Scientific Services Group Limited (SSG) in accordance with the instructions received from the Client (sponsor), as named in the booking form. The booking form and these terms and conditions form the basis of the contract between Scientific Services Group Ltd and the Client.

1.2 We will process your personal data in accordance with the law for the purpose of providing the requested services.

1.3 Consultation is required prior to making an online booking. Placing the order without consultation invalidates the contract and we will issue a refund minus processing charges which are 2.1%.

1.4 The report comes in a PDF format and is emailed upon completion. The housing report can be uploaded on to the visa portal with your other documents. The report is also printable should you wish to do so. Please note we do not post the report out as we believe its counter-intuitive and not carbon friendly. Should we entertain your request for it to be posted we will apply a £9.99 fee.

1.5 Should the property fail to meet the required standards due it being either overcrowded or having serious disrepair. A report will be issued highlighting the issues which caused the property to be inadequate for the purposes of immigration.
2. Cancellation & Refund
2.1 We shall provide a full refund minus admin fees which are 2.1% of the transaction amount + 0.20 GBP for cancellations made at least 12 hours prior to the scheduled booking for on-site property inspection.
2.2 For online property inspection reports, we provide a full refund (minus admin fees highlighted in 2.1) upto 24 hours after the client has submitted the form highlighting the dimensions of the rooms.

2.3 All refunds can take up 5 working days to be returned to bank account. We use a third party vendor to process payments.

2.4 Should a booking be cancelled without sufficient notice ie less than 4 hours it will incur 75 % reduction fees.

2.5 Should the surveyor be unable to access any part of the property due to circumstances outside of their control a 100% re-inspection fee will apply.

2.6 Privately rented accommodation that has a gas supply is legally subject to an annual gas safety check by a qualified gas safe engineer. We will request to see a copy of the gas safety certificate. Failure to provide the documentation will invalidate the contract and will also result in the property being deemed as inadequate for the purposes of immigration.
2.7 In the event the inspection has been scheduled but has not been performed and it has come to light that here is no gas safety certificate, we will provide a full refund minus to admin fees. However, once the inspection is performed and the relevant documentation is not provided, the property will be deemed unsuitable and a copy of the report will be provided to the client highlighting the contravention in public health regulation. Please note no refund is provided for not meeting the housing standards.

3. Cancellation & Re-booking Inspection
3.1 In the event you have cancelled your booking and opted for a refund rather than re-scheduling and we have issued the refund. Should you then wish to re-book an inspection at a later date with us. We reserve the right to decline to offer any further services and should we agree to re-book the inspection, the original quote will no-longer be available and a new price will be provided which will often be higher than the original quoted amount.

4. Amendments & Changes to Report
4.1 When commissioning an inspection with the environmental consultant at Scientific Services Group LTD, you are requesting a surveyor to perform an independent assessment. Therefore, no interference should be made with the report and the fundamental outcome.

4.2 The report is written using the information provided by the client ie name of the applicant and occupants etc . If an error has been made by the client, the first revision is free. Subsequent revisions incur a £25 admin charge and are only available within 30 days of the inspection.

4.3 Once the report has been completed an email will be sent to the client. It is the responsibility of the client to check all the information they have provided is correct. Revisions made after 14 days which are the result of an error by the client with the information they have provided incur an additional fee of £25.

4.4 Any errors made by the surveyor in the report will be rectified at the earliest opportunity free of charge.

5. False Information & HMO (Housing in multiple occupation)
5.1 Should false or misleading information be provided in-order to obtain an accommodation certificate we reserve the right to end the contract.
5.2 For online inspections, should we have reason to believe the dimensions provided are false. We reserve the right to end the contract. In such circumstances when the surveyor has begun drafting we will only refund 50% of the fee. Should we uncover false information has been submitted at the onset. We will issue a full refund minus the transaction fee.

5.3 We do not provide immigration property inspection reports for HMO (Housing in multiple occupation). The standard test for a house in multiple occupation (HMO) is whether two or more households share a basic amenity, such as a bathroom or kitchen.

5.4 No refund shall be provided if a physical property inspection has been performed and the surveyor has uncovered the client has intentionally provided fraudulent information. This is particularly relevant in the event of the surveyor uncovering the property is an HMO (Housing in multiple occupation).
